    Science Park, Tract A

    Forest City Enterprises, out of New York, along with local developer Winstanley Enterprises, will transform the former Winchester gun factory on 275 Winchester Avenue, also known as Tract A, into a mixed-use complex. The first phase of the project, a 140,000 square feet office space, will become the new headquarters to a leading local employer, Higher One. Higher One has evolved from a pure niche student payments company to a full service student banking services operation in less than ten years. Founded in 2000 by three college graduates who experienced the lack of student focused financial services, the company now provides banking and payments services to 675 colleges and 4.8 million students, and operates in 48 continental states. Currently it has an A+ rating from BBB. The company now employs more than 360 people at offices in New Haven and Oakland, Calif. More details can be found at New Higher One Headquarters.

    Higher One moved to Science Park in 2004 with 24 employees. Since then, the company has grown in an exponential pace. The company was recently selected as one of Connecticut Technology Council 2010 Marcum Tech Top 40 Winners and ranked No. 140 on Deloitte’s 2010 Technology Fast 500 list of fastest growing companies. The company will move from current offices in 25 Science Park to the new headquarters on Tract A.

    Future phases for Tract A will focus on renovating the remainder of the approximately 600,000 square feet of building space into a mix of residential and street level retail. The undeveloped seven acres Tract A sits on will provide many opportunities to add visual appeal continuing the current trend of Science Park's landscape beautification efforts along Winchester Avenue. Along with the other current developments in the area, Science Park will become a key city center for business and community activities.

    City Zoning approval was granted in September 2010 and construction is expected to begin in early 2011.
